Baltimore, MD (January 7, 2019) – MCB Real Estate has signed leases for four new uses comprising more than 10,000 square feet of space within Yard 56, a mixed-use project now under development located at 5601 Eastern Avenue in the southeast portion of Baltimore City. This recent activity elevates leasing within Phase I of the project that is expected to deliver Fall of 2019 to 80%. Streets Markets Café, a neighborhood grocery store emphasizing healthy food products and LA Fitness, a full-service fitness center and gym, represent previously-announced tenants.

The Brass Tap Craft Beer Bar, which will offer 60 varieties of beer on draft with a focus on local beers, leased 3,010 square feet of space within Yard 56. This will be the franchise concept’s fifth Maryland location and second in Baltimore City. In addition to its vast beer selection, The Brass Tap features a full bar with an extensive selection of bourbons. The food is high-end pub food, featuring chicken wings, half-pound burgers, and an assortment of sliders including Korean BBQ pulled pork. Other selections include street tacos, flatbreads, and salads. In addition to great beer and food, The Brass Tap will be a great entertainment venue, featuring old fashioned arcade games, live entertainment, and special events.

The Brass Tap Craft Beer Bar is a locally-owned franchise, owned by the Lowenthal family (Barry, Pauline, and Michael) of Baltimore City. The Lowenthal’s own Brass Tap restaurants in Midtown-Belvedere near The Lyric and in the Annapolis Mall. “We were looking to grow our footprint in Baltimore, and just fell in love with Yard 56,” explained Barry Lowenthal. “The history is enticing, and we’re very excited to be a part of the renewal and growth of the area.”

Top Coat, a full-service day spa owned by Nam Nguyen also leased 3,010 square feet of space. The concept, which will service both male and female customers, offers a full range of hair cutting and styling including coloring and hair extensions; manicures and pedicures; lash treatments; facials, massages and whole body treatments, in addition to specialty spa packages.

“We seek to capitalize on an extremely under-served category in southeast Baltimore City with a top-of-the-line spa that will cater to businesspeople working and residents living near Yard 56,” stated Nam Nguyen. “Our level of products and services will exceed what is currently available now in the area, and we intend to serve as a destination for the mixed-use project.”

Fast-casual restaurant Chipotle Mexican Grille, known for its tacos and burritos made from healthy ingredients, leased 2,275 square feet of space and Panda Express, another fast-casual restaurant which specializes in Chinese-inspired menu items such as Teriyaki chicken and broccoli beef with Chow Mein, leased 2,199 square feet of space.

“These latest tenants help fulfill our vision to attract compelling new restaurants and retailers to the eastern side of Baltimore City, thereby creating a retailing experience that area businesspeople and residents will consider a destination,” explained P. David Bramble, Managing Partner of MCB Real Estate. “Both Streets Markets and LA Fitness satisfy the local need for a specialty grocery store and health and fitness facility to support the community, and both uses represent important amenities for the office workers that we expect to fill Yard 56. As we round out the completion of our retail leasing activities in Phase I, we are placing an emphasis on securing complementary uses that support this philosophy of creating a first-class experience in Baltimore City.”
