MCB Real Estate’s commitment to community-focused development has been recognized by the Urban Land Institute (ULI) with two prestigious honors for its new multifamily property, The Enolia: a Wavemaker Award and the People’s Choice Award. These awards celebrate projects that exemplify visionary quality, a strong sense of place, and a direct response to community needs.

Completed in May 2025 and opened in July 2025, The Enolia is a $58 million purpose-built student housing development that directly addresses the ongoing housing challenges at Morgan State University. Located less than a mile from campus in the Lauraville and Beverly Hills neighborhoods of Northeast Baltimore, the property transformed a 3.3-acre vacant brownfield site into a vibrant, state-of-the-art residential complex.

Named in honor of Enolia Pettigen McMillan, a civil rights leader and the first woman to serve as Chair of Morgan State University’s Board of Regents, The Enolia carries forward her legacy of leadership, education, and community impact.

The Enolia redefines what student housing can be. The five-story building provides 473 beds in a variety of unit types, all featuring private en-suite bathrooms, in-unit laundry, study rooms, a gym, and vibrant outdoor courtyard spaces. The property’s unique public-private partnership financing model positions it as a replicable blueprint for other universities across the country.

More than a building, The Enolia is an inspirational community. Residents enjoy thoughtfully designed spaces that foster connection, growth, and convenience, while the project also revitalizes the surrounding neighborhoods. These awards recognize the vision, collaboration, and dedication of the teams who turned an underutilized site into a space that benefits both students and the broader community.

The Enolia demonstrates that thoughtful real estate development can create lasting value and serve as a catalyst for positive change, setting a new standard for student housing and community-centered design.
